Officials Dedicate New Public Park Named in Honor of Legendary Hudson River Fisherman Henry Gourdine
OSSINING, NY (June 2016) – Westchester County and Ossining Village officials joined with representatives from Ginsburg Development Companies (GDC) to celebrate the grand opening of Harbor Square, a new $65 million, mixed-use luxury rental complex on the Ossining waterfront featuring world-class amenities and services with spectacular views of the Hudson River. The June 23rd event kicked off the grand opening weekend for the public to visit Harbor Square at open houses.
The ribbon-cutting celebration also included the formal dedication of a new public park at Harbor Square named in honor of Henry Gourdine, a legendary local fisherman who spent most of his 94 years harvesting the Hudson with fishing crews. The $1 million public park, which was built by GDC and funded 50% by a grant from New York State, features a children’s playground, waterfront promenade and dock that serves the NY Waterway Haverstraw-to-Ossining commuter ferry.
“Today represents a major milestone for GDC and the Village of Ossining. Working together we have been able to transform a former industrial property into a magnificent mixed-use residential community featuring luxury rental residences, a first-class riverfront restaurant and a new public park where residents and their families can enjoy the incomparable beauty of one of the world’s greatest rivers,” said Martin Ginsburg, Principal of GDC. “As a transit-oriented development, Harbor Square appeals to both millennials and empty-nesters who want the convenience of being just a short walk to the Metro-North train station,” he added.

“The Department of State is proud to help New York State’s waterfront communities become more vibrant and economically developed,” said New York Secretary of State Rossana Rosado. “The completion of Henry Gourdine Park along the Ossining waterfront will improve public access to the Hudson River and provide recreational and economic opportunities for the Village.”
Conveniently located across from the Metro-North train station, Harbor Square features 188 luxury rental apartments in a wide variety of one- and two-bedroom layouts with many featuring separate powder rooms and den/studies with some large enough to function as a guest room. As a waterfront property, many units offer bay windows and balconies with breathtaking views of the Hudson River.
One-bedroom apartments range from a 683 square foot unit priced from $2,395 to a unique 1,114 square-foot one-bedroom that lives like a home with a separate dining room, large den/guest room and two full baths priced at $3,295. Two bedroom units range from $3,195 for a 1,156 square-foot apartment to $6,000 for a 1,448 square-foot Penthouse corner apartment with walls of glass and head-on river views.
The apartment homes at Harbor Square boast fixtures and finishes more often found in a luxury condo than a rental. The Euro-style open kitchens feature center islands or a Parsons table breakfast bar; white lacquer and wood grain cabinetry; quartz countertops; under-mount sink with bar-style faucet with pull down spout, glass backsplash and stainless steel appliances. The designer bathrooms feature walk-in showers in all master baths with an adjustable showerhead. Harbor Square marks the Westchester debut of Ginsburg Development’s GDC Rentals brand of luxury resort-style properties, which launched last year with the opening of Riverside, a 108-unit luxury rental on the Hudson River at GDC’s Harbors-at-Haverstraw community in Rockland County. Other GDC Rentals communities in development include River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson in Yonkers, and The Lofts on Saw Mill River, which features 66 loft-style rental apartments in the Village of Hastings-on-Hudson. HASTINGS-ON-HUDON, NY (May 7, 2015) – Building upon the recent launch of its new GDC Rentals brand of luxury apartment living, Ginsburg Development Companies (GDC) today began construction of The Lofts on Saw Mill River, a $34.9 million development in the Village of Hastings-on-Hudson.
Located on a 7.45-acre site on Saw Mill River Road (Route 9A), The Lofts will feature 66 loft-style rental apartments in three buildings. Two 3-story buildings will each include 27 units and one 2-story building will include 12 affordable workforce housing units. The 12 affordable units will count towards the affordable units mandated by the County’s affordable housing settlement with the federal government.
Monthly rentals for the market rate apartments will range from $2,900 for a large one-bedroom unit (950 SF) to $5,000 for the largest 3-bedroom unit (1,656 SF). The affordable units will range from $874 for a studio to $1,484 for a three-bedroom unit. Of the 12 affordable units, three will be available for households earning up to 50 percent area median income (AMI) and nine for households up to 60 percent AMI. First residential occupancy is expected in summer 2016.
As part of the project, GDC has dedicated 1.8 acres of “Great Lawn” to the Village and will create for the public a 10-space parking lot and pedestrian bridge to the South County Trailway, which runs by the property. The site is a former industrial parking lot that GDC has owned since 2005.
Speaking today at a groundbreaking ceremony attended by County and Village officials, Martin Ginsburg, Principal of Ginsburg Development Companies, said, “The Lofts on Saw Mill River will bring unique contemporary loft-style rental apartments to Westchester County as well as affordable workforce housing.” He added, “We are also pleased to dedicate open space to the Village with public access to the South County Trailway. The Lofts is GDC’s fourth new luxury rental development to recently break ground that offers contemporary design and condo-quality finishes. Last year, GDC began construction of Harbor Square, a 188-unit luxury rental development on the Ossining waterfront, and River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson in Yonkers. In Rockland, GDC will open next month Riverside at Harbors-at-Haverstraw, a 106-unit luxury rental building on the Hudson River.

VALHALLA, NY (April 28, 2015) – Ginsburg Development Companies (GDC), one of the largest residential developers in the Hudson Valley, is going smoke-free in all of its new rental apartment complexes.
The new smoke-free policy applies to almost 700 luxury rental units coming on line in Yonkers, Ossining, Hastings-on-Hudson and Haverstraw. Residents and their guests will be prohibited from smoking in their apartments, the common areas and even outdoor areas such as pools, cabanas and other property amenities.
“This is an idea whose time has come,” said Martin Ginsburg, Founder and Principal of Valhalla-based GDC. “People, especially young adults, are more health-conscious and more sensitive to secondhand smoke than ever before. We’ve had residents complain about smoke drifting in from their neighboring apartments. Even one or two people smoking in a building can make a lot of other residents uncomfortable.”
Ginsburg’s move was applauded by Maureen Kenney, Director of POW’R Against Tobacco, an organization that works to reduce tobacco use in Putnam, Orange, Westchester and Rockland counties.
“Everyone deserves to breathe fresh air,” Kenney said. “As consumers are becoming more aware of the dangers of secondhand smoke, the demand for smoke-free housing options has steadily trended upward over the past decade.”
She cited a study showing that 60 percent of the air in an apartment building comes from surrounding units – a sobering fact in light of a 2014 report from the U.S. Surgeon General which concluded that there is no safe level of exposure to secondhand smoke. Secondhand smoke increases risk of heart disease, cancer and strokes in adults. Children and infants exposed to secondhand smoke are more susceptible to respiratory problems, middle ear disease and Sudden Infant Death Syndrome, according to the Surgeon General.
“We hope that many developers across New York State and across the country will follow Martin Ginsburg’s lead,” Kenney said. “This is a policy decision that will no doubt improve the health and quality of living of his tenants.”
